Information for Tenants

Williamsons are a local independent family practice of Chartered Surveyors, Estate Agents, Letting Agents and Valuers.

Williamsons are accredited with The Royal Institute of Chartered Surveyors and the National Association of Estate Agents. Williamsons are members of The Ombudsman Services Property Redress Scheme, with client money protection provided by The Royal Institution of Chartered Surveyors. Tenant’s deposits are registered with the Deposit Protection Service (DPS). All properties are let on an Assured Shorthold Tenancy, initially for a period of 6 months. The deposit -usually one months’ rent, plus £100.00, is required at the commencement of the Tenancy Agreement.

 

Referencing/Application Fees

Referencing for one tenant (identity, immigration confirmation, financial credit checks, references from current and previous landlords/employers and any other relevant information to assess affordability – first applicant - £210.00 (inclusive of VAT). Referencing each additional tenant or guarantor for immigration confirmation, financial credit checks, references from current and previous landlords/employers and any other related information to assess affordability - £90.00 (inclusive of VAT).

 

Pet Deposit

To cover the risk of property damage, additional professional cleaning including carpets and flooring. This will be protected with your security deposit/bond in a government authorised scheme and may be returned at the end of the tenancy (subject to a satisfactory checkout inspection) - £120.00 (inclusive of VAT).

 

Unpaid rent

During your tenancy, unpaid rent/returned payments – interest at 8% above the Bank of England base rate from date due. Lost security items I.e. keys. An out of hours service, subject to charges (dependent on circumstances).

 

Proof of Residency

Drivers Licence showing current address, Council Tax bill, utility bill (dated within the last 3 months), letter from employer on company headed paper confirming the applicant’s current address.

 

Proof of Identity

The Immigration Act 2014 requires all occupiers to prove their (right to rent). Each applicant must attend the Williamsons office in person and produce their passport, national identity card, biometric residency permit.
