We act for a number of private Landlords and oversee clients with a varied property portfolio in Easingwold, Boroughbridge and York and across North Yorkshire villages.

We Let and manage endeavouring to maximise the return on your investment, whether a single property or a portfolio.

We are accredited by the Royal Institute of Chartered Surveyors and the National Association of Estate Agents and are members of the Ombudsman’s Property Redress Scheme with client money protection provided by the Royal Institute of Chartered Surveyors

Williamsons specialise in all aspects of residential lettings providing a comprehensive service from tenant find to full management. Our particular aim is to give Landlords the comfort of knowing all matters relating to the letting of their property will be well cared for. We are committed to ensuring Landlords are given an efficient service that removes the worry of understanding the many complex legal issues relating to letting property.

We cover Easingwold, Boroughbridge, York and the surrounding villages.

Tenant Find:
70% of the first month's rent (inc VAT) minimum £450 inc VAT

• Collect and remit initial months rent received
• Agree collection of any shortfall and payment method
• Provide tenant with method of payment
• Deduct any pretenancy invoices
• Make any HMRC deduction and provide tenant with the NRL8 (if relevant)

Fully Managed:
15% per month of the monthly rent (inc VAT) minimum £60 per month inc VAT

• Collect and remit the monthly rent received
• Pursue nonpayment of rent and provide advice on rent arrears actions
• Deduct commission and other works
• Advise all relevant utility providers of changes
• Undertake two inspection visits per annum and notify landlord of the outcome
• Arrange routine repairs and instruct approved contractors (providing two quotes)
• Hold keys throughout the tenancy term

Additional non-optional fees and charges (irrespective of level of service)

Setup Fee (Landlords Share): £270 (inc VAT)
• Agree the market rent and find a tenant in accordance with the landlord guidelines;
• Advise on refurbishment
• Provide guidance on compliance with statutory provisions and letting consents
• Carry out accompanied viewings (as appropriate)
• Market the property and advertise on relevant portals
• Erect board outside property in accordance with Town and Country Planning Act 1990
• Advise on nonresident tax status and HMRC (if relevant)

Before you move in:
Set up Fee
Referencing up to two tenants (identity, immigration and visa confirmation, financial credit checks, obtaining references from current or previous employers / landlords and any other relevant information to assess
affordability) as well as contract negotiation (amending and agreeing terms) and arranging the tenancy and agreement  £120 (inc VAT) for up to two tenants
Processing the application, associated paperwork and referencing £60 (inc VAT) per tenant
Accompanied Checkin Fee
Preparing an Inventory and Schedule of Condition of the property, explaining how appliances function and taking meter readings for utilities and services £120 (inc VAT)
EPC – Energy Performance Cetificate £90 (inc VAT)
Gas Safe Certificate from - £96 (inc VAT) depending on the number of appliances
Register the Deposit on a Tenant find only - £60 (inc VAT)
Register the Deposit on a Full Managed Basis – Free of Charge

During your Tenancy
Amendment Fee
Contract negotiation, amending and updating terms and arranging a further tenancy and agreement  £120 (inc VAT)

Ending your Tenancy
Check out Fee (tenants share)
Attending the property to undertake an updated Schedule of Condition based on the original inventory and negotiating the repayment of the security deposit(s)  £60 (inc VAT)

Other fees and charges
Lost Security Items - £12 (inc VAT) Per Key
Unpaid Rent I Returned Payments Interest at 3% above Bank of England Base Rate from date due Professional Cleaning (if required)
Only charged where professional cleaning is necessary to return the property to the same condition as at the start of the tenancy.
£12 per hour (inc VAT) which will be deducted from the Security Deposit
