To help you we have compiled some handy tips on how to present your home. Focus your attention on the exterior, this gives prospective buyers their first and last impression.
OUTSIDE
- Keep pathways weed free, hedges neatly clipped, lawns mowed and timber fences, doors and gates in good condition
- Undertake those repairs that you’ve put off mending ie. replacement of broken slates, clean out blocked gutters, leaking fallpipes and repair rotten window frames
- Undertake selective decoration where required
INSIDE
- Keep the house tidy, windows clean, reduce clutter and rearrange furniture, flowers and fruit baskets provide natural fragrance
- If decorations are intended, keep to neutral colours
- Maximise lighting in rooms and in winter light the fire (to create a warm and friendly atmosphere)
PETS

What choices of survey and valuation do Williamsons offer?
SCHEME 1
Generally, a basic report for mortgage lenders to assess suitability as security, advising on value, general condition and major defects apparent from a limited inspection.
PRIVATE VALUATION
A report on the Market Value only for a variety of purposes including Probate, Inheritance Tax, Relocation and Matrimonial/Litigious Disputes.
RICS HOMEBUYER SURVEY & VALUATION
A thorough inspection of accessible and visible parts of the building, site and immediate surroundings. Designed to highlight urgent or significant repair and advise on structural issues such as roofs. Checks for damp, rot and subsidence and investigates the condition of services such as plumbing, wiring, heating and drainage.
This survey also gives an expert opinion on whether the property is a reasonable proposition for purchase with programmed and planned maintenance advice. An opinion is provided of the market value and fire rebuilding costs.
BUILDING SURVEY
A comprehensive and detailed report on the property's structural repair and is particularly suitable for individual properties, large, extended or older buildings warranting refurbishing.
The report comments on all visible elements of the building and items of disrepair and defect and will include methods of construction, condition and future repairs.
